Real Estate Flipping: Popularity of the Strategy and Interest of Foreign Investors

Flipping is when you buy an apartment/house at a good price, quickly put it in order, and sell it for more. In Cyprus, this works because demand is consistently high: sea, mild climate, many visiting specialists and families.

Foreign buyers are looking for ready-to-move-in options, so neat renovations and good photos significantly increase the price. The typical cycle is 6 to 15 months: search, deal, renovation, sale.

What helps the sale:

  • Location near the sea or business centers;
  • Light finishes and neutral colors;
  • Elevator, parking, balcony/terrace;
  • Clear layout without wasted space.

What types of properties are most often taken for flipping

  • 1-2 bedroom apartments 55-90 m² in buildings from the 2000s. Often, a basic renovation is enough: painting, lighting, kitchen, bathroom.
  • Townhouses in complexes with a swimming pool. Minor improvements work: facade, terrace, landscaping.
  • Apartments near business clusters. Here, an elevator, parking, and quiet are important. Buyers love a “turnkey package”: furniture and appliances included.
  • Scenic addresses on the second line. A little further from the sea, but with a good view and a more attractive price than on the first line.

What to avoid at the start: very old houses without an elevator, complex redevelopments, properties with legal issues.

Budget ranges for purchase and renovation for flipping

Market benchmarks (to understand the order of figures):

  • Starting level: €130-200 thousand for a 1-bed in Larnaca/Paphos. Light renovation: €12-25 thousand.
  • Mid-segment: €220-360 thousand for a 2-bed in Limassol on the 2nd line. Upgrade: €25-45 thousand.
  • View/premium: €400-700+ thousand. Deeper renovation: €40-80 thousand.

The rule is simple:

  • Light renovation – approximately €250-400 per m²;
  • Major renovation (kitchen, bathroom, electrics) – €600-900 per m².

To stay within budget:

  • Make an estimate and list of works before purchase;
  • Keep a reserve of 10-12% for “hidden pitfalls”;
  • Order kitchen, appliances, and lighting in advance.

Net profit after taxes: how to calculate the net result of a deal

We calculate not only “bought-sold,” but the entire money trail.

Simple formula:
Net Profit = Selling Price – (Purchase + Entry Fees + Renovation/Furniture + Exit Costs + Taxes).

What is usually included:

  • Entry fees: stamp duty, lawyer, registration.
  • Works and complete set: renovation, furniture package, appliances, photos/staging.
  • Exit: marketing, lawyer for the deal, possible commission.
  • Taxes: depend on your structure and frequency of transactions – discuss with an accountant in advance to correctly account for expenses and not lose out on net profit.

A reasonable benchmark for flipping within normal timeframes is 10-18% net for the entire cycle. More also happens, but renovation delays and buyer bargaining often “eat up” the excess.

Real case

Property: 2-bedroom apartment, 78 m², Limassol, second line.
Purchase: €315,000.

Investments:

  • Basic interior upgrade (paint, floor, light) – €11,500;
  • New kitchen + appliances – €13,800;
  • Turnkey bathroom – €9,700;
  • Furniture package and staging – €7,900;
  • Lawyer, fees, small items – €6,300.

Total investments: €49,200. Work period: 3.5 months.

Sale: listed €399,000, finally €392,000.
Calculation: €392,000 – (€315,000 + €49,200 + €3,300 exit costs) = €24,500 net.
Cycle: 6.5 months.
Return on total capital: approximately 7.2% per cycle.

Small, but fast and low risk: “easy” property, liquid location.

Mini pre-purchase checklist

  • Location and access to the sea/infrastructure.
  • House: elevator, parking, facade/roof condition.
  • Legal purity, utility payments, house protocols.
  • Estimate, 10-12% reserve, supply plan.
  • Final look: light finishes, neat furniture, quality photos – we sell a ready-made solution, not bare walls.
