Nicosia office sale at €29.3 million the most expensive in March

In March 2025, Cyprus’s property market saw a standout transaction: a €29.3 million sale of a centrally located office building in Agioi Omologites, Nicosia—making it the island’s most expensive deal of the month. Reported by property analytics firm Ask Wire, this record sale underlines Nicosia’s growing clout in high-value commercial real estate.

Across all of Cyprus, the top ten property transactions in March collectively amounted to €56.5 million, with Nicosia and Limassol each contributing three deals and Larnaca four. When the scope widens to the top 50 highest-value deals, the total reaches €92.7 million. Nicosia alone accounted for €45.5 million—nearly 49 percent of that sum—cementing its leadership position.

Larnaca followed with €17.4 million in its ten most expensive transactions (18.8 percent of the top 50), while Limassol’s top ten contributed €16.2 million (17.5 percent). This shift marks the first time Limassol has trailed both Nicosia and Larnaca in monthly transaction value rankings. “In March, for perhaps the first time, Limassol ranked behind two districts—Nicosia and Larnaca—in transaction value, with only three properties in the top ten most expensive sales of the month,” commented Pavlos Loizou, CEO of Ask Wire.

Meanwhile, Paphos saw its top ten deals total €7.1 million (7.7 percent), edging just ahead of the Famagusta area’s €6.5 million (7 percent). Residential properties dominated the high-end segment, constituting 27 of the top 50 transactions, while land sales featured prominently with 14 deals—including five among the month’s top ten.

Overall, March’s premium property sales rose by 43 percent compared to February 2025, reflecting a surge in investor confidence and a notable reconfiguration of district-level market leadership.
