€189M Mixed-Use Development Planned at Former KEAN Factory Site in Limassol

A major transformation is underway for the site of the historic KEAN soft drinks factory in Limassol, with plans for a €189 million mixed-use project currently undergoing public consultation with the environment department.

The proposal, outlined in the Environmental Impact Assessment (EIA), envisions a single development combining office, residential, and commercial spaces on the 40,000-square-meter plot.

The KEAN site and the soft drinks company were acquired by real estate developer bbf: (build better future) in early 2023, marking the conclusion of KEAN’s 74-year legacy. Following the acquisition, bbf: pledged to invest in upgrades and expansion while preserving the site’s historic significance and enhancing the surrounding neighborhood.

According to bbf: General Manager Lefteris Konstantinou, the company aims to “respect the historical character of the site” while revitalizing the area.

The ambitious project will be developed in three phases over six years, starting in January 2026. Plans include four residential buildings, an office tower, commercial spaces, leisure facilities, and a dedicated social center for residents.

  • Phase 1 (2026–2029): Construction of Buildings 4 and 5, featuring 13 and 9 residential floors respectively, along with parking facilities.

  • Phase 2 (2029): Completion of the office building (Building 3), which will have 17 floors and reach a height of over 71 meters.

  • Phase 3 (2031): Development of Buildings 1 and 2, each with 19 residential floors and a height of approximately 85 meters.

In total, the construction will cover 58,461 square meters, with 16,910 square meters designated for building coverage. A one-story social center will also be built between Buildings 3 and 5, offering shared amenities for residents.

This landmark development aims to create a modern, vibrant community while honoring the legacy of one of Cyprus’s most iconic brands.
