Cyprus sees €43.8 million in April property sales

Cyprus’s market for its highest-value property transactions contracted sharply in April 2025, with a total of €43.8 million recorded—a 52.8 percent drop from March—according to analytics firm Ask Wire. Land Registry data released this week show that the island’s ten largest deals summed to €18.4 million.

Leading the list was the €3.3 million sale of a plot in Engomi, Nicosia. Paphos accounted for four of the top ten transactions, Limassol three, Nicosia two, and Larnaca one.

By district, Limassol narrowly held the lead, with its three biggest April sales totaling €11.4 million (26 percent of the top-ten aggregate). Paphos followed with €11.1 million (25.3 percent) and Nicosia with €10.8 million (24.7 percent). Larnaca’s contribution was €6.3 million (14.4 percent), and Famagusta rounded out the list at €4.2 million.

Each district’s single highest-value transaction included:

  • Nicosia: €3.3 million for the Engomi plot

  • Paphos: €2 million for a house in Peyia

  • Limassol: €1.8 million for a field in Mouttagiaka

  • Larnaca: €1.3 million for a field in Aradippou

  • Famagusta: €755,000 for a field

Fields were particularly prominent, making up six of April’s ten largest deals. The remaining four comprised two houses (both in Peyia), a commercial property in Limassol’s Kapsalos area, and the top-ranking Engomi plot.

Across the 50 highest-value transactions nationwide in April, 22 were houses, 13 were fields, seven were plots, six were apartments, one was a commercial building, and one was an entire apartment block.

Ask Wire CEO Pavlos Loizou described April as “a month of contraction for the market in highest-value property deals,” noting the overall decline of 52.8 percent compared with March. He also pointed out Larnaca’s relatively muted performance despite its recent momentum, and observed that Limassol’s figures were “unusually moderate,” with two major sales under €1 million and the rest below €1.8 million. Finally, Loizou highlighted “the striking prevalence of field transactions” among the top ten deals.
