Where should an IT specialist live in Cyprus: Limassol, Larnaca, or Paphos?

Choosing a city for IT is a balance between work and comfort. Limassol has more offices, coworking spaces, and events, but housing is more expensive and noisier. Larnaca is quiet, closer to the airport, internet standards, and cheaper prices; it’s easy to get to other cities.

Paphos has peace, the sea, and cheaper apartments, but fewer offices and more remote work. Think about what’s more important: time to the office, internet speed, quiet for calls, or budget. Below are simple criteria and areas worth checking out in person.

Selection criteria for IT specialists: offices, coworking spaces, internet, noise

Evaluate the area based on your work needs and everyday life. Important things are the time to get to offices and coworking spaces, internet quality, noise level, and basic infrastructure. Also check the stability of electricity and mobile communication: this affects calls and deadlines.

It is better to arrive in the evening and on weekends – then you can see the real noise and traffic.

  • Internet: optics (FTTH), speed/ping test, 5G reserve
  • Workplaces: coworking nearby, quiet room at home
  • Noise: road, bars, construction, airplanes
  • Logistics: parking, buses/taxis
  • Life: supermarket, cafe, gym, park

Limassol: key neighborhoods, travel time to offices and coworking spaces

Limassol is convenient for IT: offices stretch from the Old Town to Neapolis and Germasogia. Popular areas: Neapolis, Old Town, Mesa Geitonia, Agios Athanasios, Germasogia, Agios Tychonas, Zakaki (business zone near the casino). Most coworking spaces are 5-15 minutes by car or 10-25 minutes by bike/scooter.

During rush hour, the coastal road is congested; the inner streets are faster. Parking in the center is limited. For quiet circles, apartments in the courtyard are better, not on the first line.

Larnaca: where it is quiet for calls and which providers work stably

For quiet calls in Larnaca, Faneromeni, Drosia, Livadia and Aradippou are better suited – there are fewer bars and tourists there. Along Finikoudes and Mackenzie it is noisier: cafes, the embankment, airplanes taking off, so choose a house in the courtyard or on the second line from the sea.

The Internet is stable with Cyta, Cablenet, Primetel; ask for optics (FTTH), and as a backup a 5G router is suitable. Before the deal, ask the owner to confirm the type of line and do a speed test in the apartment itself.

Paphos: quiet areas, infrastructure, and remote work without interruptions

For quiet work in Paphos, check out Konya, Tala, Mesa Chorio, Anavargos, parts of Geroskipou – there are fewer tourists and bars here. Kato Paphos and Peyia are noisier in season, so choose a house in the courtyard or not on the first line.

Check your internet: optics from Cyta/Cablenet/Primetel, where there is none – add a 5G router. There are fewer coworking spaces, but they are in the center; sometimes it is more convenient to allocate a room for an office. For stability, take a small UPS. Check the nearby supermarket, transport, parking, clinic, do an evening speed test.

How to check a location before making a deal: internet speed, noise points, and transportation

Visit the area on weekdays and weekends, during the day and in the evening. Assess the noise: road, bars, construction site, airplanes. Close and open the windows – is it comfortable to make calls. Check the internet: ask for confirmation of the line type (FTTH/DSL), do a speed test in the rooms, check the stability of the ping; as a backup – a 5G router.

Look at the logistics: time to offices and coworking spaces, parking, bus/taxi routes. Ask neighbors about power and water outages and the quality of mobile communication.
